Green property investment matters

The Green Landlady is a professional property consultancy dedicated to looking after people, the planet and your profits. We work with architects, homeowners, landlords and property development stakeholders looking to make sustainable investments and property improvements that reduce energy costs and their impact on the environment.

Around 40 percent of the world’s carbon emission is produced by the property sector and the built environment. Our mission is to help change this, guiding the UK’s built environment as it makes its transition towards sustainability.

Now is the time to make the change

The UK has one of the oldest and least efficient housing stocks in western Europe. Almost 30 million homes require retrofitting before 2050, employing a combination of green technology and sustainable energy to bring our homes up to a minimum standard of energy efficiency.

Through consultancy, education and property assessments, we help homeowners, landlords and developers to futureproof their properties via available grants and subsidies, minimising costs and keeping their property efficient, liveable or rentable for the foreseeable future.

Our Approach

The private rented accommodation sector accounts for 20 per cent of the UK’s total carbon emissions. By changing the way we construct and heat our homes, we can have a huge positive impact on the world around us, our quality of life and price we have to pay for comfortable living.

By acting now we are free to make the changes we want to make before the countdown begins. By developing properties while supplies are sufficient and prices are low, we are able to mitigate the upfront costs of green property development and take advantage of green energy grants and financial support.

We believe the UK’s residential sector can lead the way in making this jump to sustainable living, before it is mandated to do so. And by making the jump to energy-efficient rental accommodation, the savings can be turned into profits for property owners and investors.

Why should property owners invest in green energy solutions?

Despite the increased initial outlay, EPC B and C rated properties have a market value of around five percent more than those rated D.

A warmer, more efficient home without the sense of anxiety about heating rooms or water will also improve tenants’ comfort and sense of wellbeing. Additionally, a warm, dry property drastically reduces the occurrence of damp and mould.

Part of the appeal of a greener home is the ability to improve your tenants’ contentment. The energy efficiency of their home is increasingly important to homeowners and tenants alike. By reducing your tenants’ bills, you will also reduces the probability of arrears.

The bottom line for property owners and investors, is that by making the jump to energy-efficient rental accommodation, the savings can be turned directly into profits.
